This ex local authority flat was recently bough by our client.
Flat was in terrible condition as previous tenants didn't care. The aim was to transform this 3 bedroom maisonette in to family home. It had to be done quick and with minimum spending money to achieve maximum effect.
The design was very simple. Keep the existing layout and remove brick partition wall between the WC and bathroom to create one big family bathroom.
After dealing with local council we had obtained permission to internal changes and we have start the works.
Bathroom was done with minimalistic design and maximum functionality. On the walls and floor we have used the same porcelain tiles ( natural stone effect).Toilet and sink had to be re-positioned and bath position remain the same.
To give more modern look to the bathroom we have installed 3 way shower mixer with , bath filler, shower head, and shower handset, all goods beautifully designed by Hans Grohe.
This bathroom example showed how well designed bathroom can add value to the property.
One of the biggest job was a new plumbing and heating. Originally house had a old immersion heater tank. We have replaced it with new combination boiler and almost all copper pipes for gas and water done as new.
Kitchen as it was very small had not many options to change the layout. We have to get to a compromise as the kitchen had to be within the budget. We went for Ikea kitchen with ceramic sink , and walnut looking worktop. Most of the electrical points was rewired and in the end NEECEC certificate provided.
We have fitted new engineered floor throughout the flat, install new fire doors. Some of the ceilings and walls was plastered, and whole flat decorated.
The time given was short and we have managed to finish whole flat renovation in amazing 3.5 weeks!

Full refurbishment of the 3 bed maisonette, including new bathroom fitting, with installation of the shower mixers, bath and sink, new toilet and central heating, tiling with marble stone tiles, traveltine tiles, ceramic tile, also we tried porcelain tiles glued to the floor.
This bathroom installation was quite easy, carpentry in the bathroom include new doors, frame for bath and toilet tank, boxing, and new partition wall. Complete new plumbing for sink toilet and new towel radiator, porcelain tiles in 40x40cm size.

this bathroom design was simple, 3 piece bathroom suite with designer toilet , 3 way shower mixer with square shower head, bath filler, and shower handset all beautifully designed and supplied by Ajax builders. Kitchen units, from IKEA , with our simple and cheap kitchen design, cheap kitchen walnut worktop installed , IKEA white gloss kitchen, with ceramic induction hob, all kitchen units installed by our carpenter, kitchen floor tiling , with under floor heating, new boiler installation ,with new plumbing and corgi registration, kitchen painted and decorated by us, old heating system removed and replaced with combi boiler , sedbuk A, chimney fire place removed and boxed to give nice and neat look , more modern compared to the old gas fire place which was removed and gas supply cutte , The new boxed fire place looks minimalistic and simple and it was very cheap to do.
all floors installed as laminated oak finish floor, new floor as engineered oak floor installed by our carpenter , with new skirting doors and architrave, new fire doors installed to Building control approval. This flat refurbishment done in very quick time it took Ajax builders 3.5 weeks to convert this ex council property in to modern 3 bedroom family home. Our client was very happy with the house improvement and full flat renovation.
I forgot to mention new electrical wiring for kitchen and bathroom was done and certified by NECEC certificate, as well as new gas safety certificate
