This Projectwas completed by Ajax builders on a design and build base.

Ajax Builders were responsible for preparing a full set of drawings, structuraland planning applications for this project.
Prior to the project commencing, the house was in very good condition with great potential for an extension. The owners required a larger property, but were unable to locate a new home that met their standards, within their preferred location. They made the decision to appoint Ajax builders to extend their house to a bigger size that would meet their family’s needs.
Ajax Builders suggested and planned a new side extension on the ground floor, as well as a loft conversion which would include a new bathroom. In addition, they completed refurbishments and decorations to existing areas of the house.
We managed to gain approx 33m2 of extra space within the house, but in addition to this, by altering the layout of the house we were able to create a space that felt so much bigger than before.
New structural openings and a side extension provided our clients with a huge open plan kitchen and dining area with convenient access to the garden.
The planning stage of the project took about 3 weeks to complete. The process involved designing and drawing up detailed plans, and submitting these to building control.
Works for the ground floor extension and loft conversion started simultaneously with a dedicated team working in each area. The owners made the decision to vacate the property, allowing us to focus solely on a speedy and high quality build.

Side extension
From a structural point of view, a side extension is more complicated to build than a standard rear extension. It requires the input of a well designed temporary support for the side wall, as the first floor wall needs to be fully supported before the correct and final beam is installed.
In most cases, a side extension will require a box frame (or sometimes awhich will support the main back wall, a main spine beam which will support the side wall, and a column.
If the side extension is to include wide patio doors (between 4-5m) which are currently a very popular choice, in most cases a second box frame need to be installed.
In this property, a new rear wall was designed as the existing brick wall. The challenge was to install a column in a way in which the new rear wall connected with existing wall with no visible joins or differences. We achieved an extremely good result, by using bricks for the new wall that were salvaged from the demolished side wall.
After completion of the structure of the house, the project continued to run extremely smoothly. New windows were installed, as well as a new kitchen (from Wickes), all second fix electrics, and a new rustic oak floor which also required oiling with Danish oil.
Our carpenter designed and installed beautiful outside decking which was a great addition to the garden.

Jack took the time to design both bathrooms and suggested fixture and fittings to achieve a clean and minimalistic look for the top en-suite bathroom and semi modern – semi traditional look for the main bathroom.
Ajax Builders managed to complete work on the whole house within 8 weeks! Surely a world record?!
The owners are absolutely delighted, not only with the finish and high quality of the work completed, but also with the high standard of service provided by all members of the Ajax Builders team. As a result, we have already gained a couple of potential clients from their recommendations.
